Mitchell Council to Vote on Commerce Street Extension at Zero Cost to Taxpayers
The Mitchell City Council will consider a developer's agreement on Monday that would bring 600 feet of new roadway and underground utilities to the city at no cost to taxpayers, part of a private development project that includes a new steakhouse along Commerce Street.
What the Commerce Street Extension Agreement Includes
Developer Chuck Mauszycki Sr. has proposed an agreement to extend Commerce Street as part of Tax Increment District No. 44. The project supports the construction of Chef Louie's Steakhouse and Lounge, which will be built along the new stretch of road.
Under the agreement, Mauszycki would cover all costs for the roadway and underground infrastructure. Once completed, the improvements would be turned over to the city at no expense to residents. The developer must adhere to all city standards, ordinances, and regulations governing the right-of-way development.
The agreement requires the developer to provide water service, sanitary sewer service, storm sewer facilities, and street access as outlined in approved plans and specifications.
How the City Ensures Accountability Before Accepting New Roads
Public Works Director Joe Schroeder explained that the city has a clear review process to protect taxpayers before accepting any infrastructure from developers. Until all road improvements are completed and verified, the city will withhold final occupancy permits for buildings along the road.
